So I'd say living close to the gym is beneficial.
EXACTLY! I'm so glad you take a holistic look at your training. Most people if you ask them: "How much does your hobby cost?" They'd neglect travel time/money, equipment...etc.

I remember reading in a Management book about a workplace-happiness survey (as voted by employees, not their managers) where they identified 4 factors that made people happy at work:

1. Your own self-managed workload
2. Reasonable travel distance from home
3. Reasonable yet stretching targets
4. 4 friends at work

so people (on average of course, not everyone) valued distance and friendship more than salary or shift-work!

Why don't you look for a place that's nearer the gym, even if it costs £45 more per month ?

That way you train more and have a nicer pad.
